Hi all,

I am going on vacation to Orlando next week to get away from NJ winter for few days. Just hate winter! (I know its such a strong word but I only use in context w/ cold weather). Anyhow, I also always wanted to own a condo in a warmer climate, so since I'm going there, I would like to check out the most desirable areas.

What's there to do while I am there for few days other than visit the parks?

Here are my condo preferences:
- High rise - safe area with activities, atleast tennis.
- If it can be rented out with a management company - great!
- We are in 30's, therefore looking for that type of professional, mature crowd

Most multi floor high rise condo units are downtown which is where the 30 something crowd hangs.

There are the typical 3 to 5 story units around, Oviedo around the mall, International Drive around the Convention Center and again back side of Disney all with various levels of amenities.

I would definitely recommend checking out some of the buildings in Downtown Orlando. The only building with a Tennis court though would be The Vue, Which also happens to be what I think is one of the best buildings downtown.
You'd be close to all the action of the downtown nightlife, wall street, church st. etc... As well as being close to the more laid back atmosphere of Thornton Park with local restaurants, bars and stores.
The building, true to it's name, also has some of the best view's in Orlando. The tallest residential building in downtown it also has a direct view of lake eola to the east. What kind of price range were you looking for though?

There are no restrictions on long-term rentals and you can hire a management company to take care of the property for you, however, the minimum rental term would be 7 months, and the market for rentals downtown is more for a full year lease, so if you wanted to lease the property out when you weren't using it, that wouldn't really be an option. If looking to rent a condo on a short-term basis so you can use it when you like....you'd have to stick to area's zoned for short-term rentals, and preferably with on-site management, something like a condo-tel since you'd like the highrise and a view with amenities. With this option of course you will have to be pretty close to the tourism area's, so the crowd will likely be more the family vacationer crowd nearby.

How easy/difficult is to rent out a condo and who normally rents short and/or long term rentals in Orlando area? How quickly are they rented and the going monthly rental price?

As for activities, actually I do not really care much for the night life, etc., as long as it is in a nice quiet area (not in middle of nowhere/suburbs). And, I do mind traveling to local tennis courts/clubs and play with good group of people. As for The Vue, their HOA fees are about $350 and taxes about $325 as well. Is that the norm?

Also, where can I find those FL foreclosure condos that the entire nation has been hearing about?

As for the price, as long as it is a steal; I'm all in. If I can get a foreclosure unit, even better.

Hello, not to hijack a thread, but I've been looking on Moderator cut: no links with less than 10 posts and been seeing some cheap condos. Specifically in the Conway area. is that a good area? I saw a 3bd for 45,000. Are condos usually around the same prices as single-family homes are?
