Makes sense... Winter Garden may be somewhat geographically close, but it's not a touristy area at all. Open Googlemaps, find Conroy. Any hint of tourism pretty much stops North of there.

Winter Garden fits the bill, then. There aren’t any vacation homes in Orange County and there aren’t any hotels near downtown Winter Garden aside from a small boutique inn, so tourists have no reason to be up there unless they’re particularly adventurous. It’s never felt touristy to me, though.

If your idea of nightlife includes dancing, you’ll have to look at downtown Orlando. Winter Garden just has a few bars, mostly attached to restaurants.

I agree with Winter Garden being a solid choice.
We are late 20s so preferably not a retirement community. It sounds like the unanimous decision is to check out Winter Garden.

Winter Garden is a good option, as others have noted.

Avalon Park is another area. Not sure what the property values are there these days.

Oviedo now has a "downtown" area. Clermont is a little further out, but the downtown
area is starting to build up.

FWIW, hubby and I live in Dr. Phillips. We REGULARLY go to Winter Garden for dinner to get away from the tourist crowds. There is no crowd problem in Winter Garden. We love Winter Garden so much that we’re looking at houses around there and also Clermont/Minneola which comfortably default to Winter Garden for amenities.

We’re 35 and wouldn’t live in Mount Dora, although love to visit. Walkable areas we love are Winter Park, Baldwin Park, the Lake Eola area, and Celebration. Since I don’t want to pay for the kind of house I’d want in any of those places, we plan to appreciate the multitude of cycling opportunities to be further west instead.
