Hi everybody. I have being reading this forum for a couple of weeks and I have to say that it is really informative.

We (the wife and me) are very interested in buying a vacation home in the Orlando area. We think that now is a great time due to lower prices.

What we are looking for is a vacation home. A Condo apartment or a Townhouse. We do not think a house is for us, since we are only going to be using it 2 or 3 times per year, about 30 days each time. We need two bedrooms and two or two and a half baths. We do not have kids. We prefer it to be in the Orlando area, close to the parks. We would like the property to be new or a maximum of 5 years old and would like to stay away from short term rental areas. The price range should be between $ 300.000,oo and $ 400.000,oo. We could go higher but we prefer not to.

So, what areas would you recommend?. What areas should we stay away from?

There are people that live there year round. You could also look in Celebration.

Check out Celebration, it is real nice area and no short term rentals in there, it really is better location than Reunion IMO which is out a ways from restaurants and the attractions. I looked at a townhouse out there once and it was real nice, there are quite a few forclosures so you should be able to get a great deal.

Ok, so far I have Windermere, Dr. Phillips and Celebration. Any others???

How about the Lake Eola Area?? Is it nice? Safe? Within my price range?

I think that the downtown/Thornton Park area is nice, but it is pricey and not the part of town I would buy a condo/home in if I would be using it is little as you will be. It is safe in general, but if there is an empty place I am sure it will be targeted after a period of absence more likely in this area than the tourist area. If you lived here regularly, this is one of the first areas I would recommend. It is very charming, with a lot of large trees, brick paved roads, beautiful homes, unique shops and restaurants, convenience and more neighborly than a lot of Orlando in general. Areas like Celebration, Dr Phillips, and Reunion are great for seasonal stays and you will be very close to the theme parks and attractions.

Actually some of the condos around Lake Eola would be a great option. You can definitely get a decent deal these days, and I'd love to live downtown. We walked around Lake Eola last night, tons of people out and about, and very safe.
