Hello,

I've posted a few times before on this board and y'all have been SO helpful. I am hoping someone is familiar with the new Deer Moss Creek subdivision being built. It is very hard to tell online just how much is built out currently. I like the idea of a new construction home especially with the more recent building code requirements, etc.

- How many homes are currently built in Deer Creek?
- Are there any amenities currently in use? I.e. pool, fitness center, trail(s), etc?
- Is there a CDD and if so, how is it priced?
- I see Ruckel properties is the (main ?) developer but it is hard to gauge exactly how much is currently built.
- I read from early in 2017 that several builders were selected/approved. Does that mean they are currently building in Deer Moss Creek or just that you are on your own to buy a lot and bring them in to build your home?
- How much of the mixed use has been built (if any)?
- Price points?

Our budget is max $400K and we are looking for 2250 sq ft house. Preferably 4bd or 3bd + den. A bit of a yard but community is most important. We have 2 ES aged children who need friends and safe streets to play.

I work from home and my husband just hit 30 yrs as a teacher and will be retired. Commute isn't that critical but we need to be close to swimming, sports, schools, ballet.

How many homes are currently built in Deer Creek? I drove through the other day and there are approximately 15 or so homes done, with about another 10 under construction. But that could change rapidly.

- Are there any amenities currently in use? I.e. pool, fitness center, trail(s), etc? No, Lots of trails, but no amenities in this phase.

- Is there a CDD and if so, how is it priced? It isn't a CDD but an HOA which runs $200 a qtr

- I see Ruckel properties is the (main ?) developer but it is hard to gauge exactly how much is currently built. Ruckel is the only developer, but the builders vary. Highly recommend a call to Ruckel Properties, they have quite a few realtors on staff just for this project

- I read from early in 2017 that several builders were selected/approved. Does that mean they are currently building in Deer Moss Creek or just that you are on your own to buy a lot and bring them in to build your home? From the looks of the signage I saw the other day, many of the lots have been purchased by the builders, awaiting a buyer. Some don't seem to have a sign, which would imply they are for sale, but you have to choose from the selected builders. Which are very good, from what I've seen.

- How much of the mixed use has been built (if any)? None, that will be in another phase, perhaps phase III

- Price points? Looks like they are running about $459 and up. The lots aren't huge, so I'm thinking maxing out at about 3K sq ft. Saw a 2500 sq ft going for $556K and 2000 sq ft for $459K.

You might be better off in one of the older communities. There are even some new construction (not full communities, just small groupings) that are falling under $400K. Randy Wise a major builder has some homes in an area called Hatties Grove.

The good thing about Niceville is everything is close, there is only one middle and one high school. There is a Ballet conservatory in Blue Water, as well as another dance studio. Swimming will require a trip to Destin for competitive type, at Coastal Aquatics if I remember correctly.
