A large fraction of the world's population thinks that such a superhero did or does exist, though they have been fighting and killing each other over these beliefs for thousands of years. That one square mile of land - Holy Land - has been the epicenter of some of the worst and fiercest wars for two millennia. Physically, there is nothing extraordinary there - the soil is ordinary, the water is ordinary, etc. but yet all the followers of Abraham, three millennia after him, have split up but they all think that they have divine reasons to possess that particular geographical area. And they kill each other over it. It seems even after millennia, they still have not learned to quit fighting over that land. It's still happening....
I am inclined to think that the same thing would happen with your hypothesized "superhero". People would be killing each other over whatever area this superhero was associated with.
