Very simple....
1. If stuff that Trump did before he was running was/is legal, then he is in the clear. Let's see the tax returns and transactions and get testimony. But there are laws against certain types of trade involving bribes to foreign leaders....as well as money laundering of various types and tax avoidance and many other things.
We don't know until we investigate further.
2. The story here is mostly IF this went on, as stated by Cohen (who should know) well into the Election cycle. There is NO DOUBT that Russia and Putin favored Trump for POTUS and there is no doubt that Russian intelligence services and Kremlin operatives worked hard to make that happen. We have sanctions against Russia for various other things also.
Chances are good that IF this went on into the Election Cycle, crimes were committed.
But I'll play your game too. Let's project that Trump gets away with all these crime and misunderstandings.....does that mean they are moral and ethical things?
Was there a deal? Then nothing happened...and there are no Russia ties, no matter how much of a wet dream you want it to be....
I can see wanting to keep the Russia ties on the quiet during the campaign. It looked bad, very bad and might have cost him the office. But why lie afterward? Why did Cohen commit a felony to deny any business dealing? My assessment is that there is much more to this than meets the eye so far.

2) Not dissimilar to commercial centers that will give a discount rent to a grocery store, the post office and a bank. It makes the rest of the center more valuable. If you manage to get all 3 in the same center, the rest of the units are much more valuable.
According to some reporting, the deal that Trump was working on AFTER he was nominated for POTUS involved the tallest building in the world in Moscow with the TRUMP name on it. Part of the deal was that Putin was getting the top floors - a 50 Million dollar Penthouse.
Of course, this is only one of many "Russia ties" that may have made Trump and all of his circle so pro-Russia.
