Hi All

I am under contract for a home in Heritage Oaks (Tradition) and wanted to know about the community and the HOA. Any insight would be helpfull

You are in contract and you haven't asked those questions up front from your Realtor?
AND it should be in your paperwork under the disclosures for the community HOA along with a CDD disclosure as well.

I live here in Heritage Oaks myself. I love it and have no problems and there are no questions about our HOA doing just fine .. in case anyone else wants to know too. We are a family community of about 500 homes. Maintenance includes lawn care, basic cable and Internet. Trucks are allowed but no commercial vehicles of any kind outside your garage. Clubhouse has a heated pool and spa, fitness center and community room and is well used by all.

There are two HOA's in Tradition and they have different fees. One is the main Tradition Association and then Heritage Oaks. The two together are approx $305 a month.

There is great the arbors is a nightmare its old people hell bent on not liking young familes with kids.

We have been lettered to death , threatend my kids were sprayed with a hose while riding their bikes on the side walks and told not to fish in the pond here for no reason.

And I am told there is missing money from the HOAs account each year , dont move here bad news we are leaving. asap

Well..we now have closed and are renting out the house for a while....in a few months we'll be schlepping down to set up stuff.....................luckily I found a place the sells the NY newspapers and the pizza place is ok.... does anyone know the phone number of the bike store in town?..

YEA! You should be here tonight. We are having fireworks in the square! I am meeting up with a new family that just arrived from Germany, another single Mom and her son who just moved in, and another newly single woman moving in 15 days. Good way to have fun and have people make new friends! Would love to meet you!

$305 a month? What does that include?

The $305 a month includes two Associations. The Master Assoc. at $153/mo and the Heritage Oaks HOA. What is included is lawn maintenance - which includes spraying for bugs, fertilizer, trimming trees and shrubs etc., the water for lawns, (not what you use in your home) basic cable which is about 70 channels, high speed Internet, the common areas maintenance of trees and hedges, shrubs,etc., the clubhouse with pool, fitness center, hot tub, party/meeting room, gated entry, all the streetlights, all the maintenance on any of the things mentioned, and more.

Other than the HOA fees you pay only your own water/sewer that is used in your home, your electric and your own phone.

I like it here. Been here 3 years and have no reason to move... If you have other questions you are welcome to send me a private message.
