That rent sounds very cheap to me compared to other west coast cities. We paid $4,500 for a 3br/3ba in West LA. Back in the late 90s, LA had Portland prices and we used to complain. Little did we know what was in waiting for us a decade later.

Portland will be pretty expensive a decade from today too.

Location, location, location! Most things I've read are looking at the Portland Metro area (I think that's what it's called - basically downtown and some surrounding area). I know where I live (Hillsboro/Beaverton/Aloha area) the average is $1100. Back in May/June, $1300 was average. I just looked at downtown, you're looking at $800-$4000!!! OMG! I looked for something for me in that area, minimum is $1200, most are about $1500. So yeah, I can see where the $1400 average comes in.

As with any law, it can be both good and bad depending on which side you're on. Unfortunately, there have been companies that are using it to clear out buildings and those tenants are PO'd and trying to change the law. I agree with you though, there haven't been so many that it's a real problem, ESPECIALLY because as a tenant, I like that you can evict someone due to all the things you've listed.

The average one bedroom rent in PDX is definitely around $1,400. Actually the real number is closer to $1,500-1,600 if you exclude really dumpy places.

Rent increase by $500 for our 2 bd apt.

Maybe the landlord got their tax assessment (mine went up of 20% / yr for 10 yrs, eventually from $3/ day to $44/day (taxes only... no free breakfast, housekeeping, laundry which a motel would provide)) my rents went up minimally while I TRIED to keep tenants costs under control. My wages and my net earnings sank like a ship.


Maybe the Landlord just spent $5,000 repairing units due to renter's unauthorized use of property (I just spent that last month alone on ONE renter... more than 2 yrs earnings from that unit)

Maybe the landlord has been settling unjustified battles with 'tenant rights'
. $20,000 per pop.

I just sold a couple duplexes that tenants (and city) were causing me grief, so.... their rents just doubled for new owner.

Happy trails... as mentioned, If you want a lot of rights and benefits, just buy a place and rent out rooms to your good (ex) friends!

I'd love to buy a place but there is nothing I can afford and I can't find any tiny houses here.

No it is not just because I am a realtor but if you are renting right now and you're paying more than $1200/monthly, do yourself a favor and get your credit up, payoff your debt, get preapproved and buy a home. It is a sellers market right now but your money can either be paid to a landlord or toward a mortgage/investment. The home ownership is the smarter choice!
