I'm looking to move to the area and I've figured that Durham would be the cheapest place to live and closer to RTP than Holly Springs. What are some new home communities (or newer neightborhoods) that would be a good choice in Durham? Also if you have recently brought a home, what are some methods that you have used to get a better value with a new or used home in this economy?
This would be my third home, but it has been over 15 years since I purchased my last home so I will take any advice.
Communities where you may find a value are Hope Valley Farms, Woodcroft, Woodlake, Brightleaf. There is a huge variety of homes in Durham. Are you looking for old or new? What is your price point? Durham can be a value, but there are definitely some more expensive homes too. I live in Durham and it keeps getting better and better, so homes are definitely maintaining their value. Some homes/neighborhoods have even gone up in value. You could also check out Apex (close to RTP). I know someone who lives there that likes it, and it is also close to RTP.
There are quite a few new/newer neighborhoods in Durham close to RTP. Depending on your price point, there are less expensive new construction developments off Fayetteville Rd north of I-40 near Hope Valley Farms (or HVF itself). A bit higher on the price point with new construction would be Fairfield, Grandale, or the Hills at Southpoint, moving up to Colvard Farms at the high end ($600K and up). A bit more established (i.e., fully built out) but still fairly new would be Chancellor's Ridge and other smaller developments nearby (e.g., Huntington Ridge, Chelsea Meadows, Buck's Crossing), all south if I-40, or a bit farther from RTP but still a very easy commute, getting into developments off Garrett Rd and Hope Valley Rd.
Woodcroft and Woodlake are also very nice, but not exactly "new" at this point (constructed in the 80s - 90s.) There's a ton to choose from.
My husband and I are now officially under contract to have a new home built in Brightwood Trails. It is off Sherron Road. Since it's a little further out, the prices are pretty excellent. Homes start at the $160s. We are getting a ton of upgrades and one of the larger sized home plans and still staying just under $200. I'm super psyched! I just hope I still love the neighborhood after the house is built and we move in, but based on all of our visits so far, I think it will be great.
I am in Brightleaf Trails alot due to my business and have meet nothing but extremely nice people. Very happy with that neighborhood. They just put in the pool, clubhouse, park, and tennis court too when the new builder took over. Although I wonder how those amenties will service the whole community when the neighborhood is built and complete.
2 fairly new neighborhoods in my area are Madison Glen at Lakeview Rd and Milton Rd. Also Ashfield at the other end of Lakeview Rd. MG appears to run about 150's to 200's or so. Ashfield looks like 200's & up.
