Our mortgage on our home in Cary is with the State Employees Credit Union. Unfortunately, they are not very competitive at the moment. The VP told me they really don't want fixed-rate mortgages.

A couple of months ago when I first considered refinancing, I tried to call one of the mortgage companies that advertises on the radio. They were so busy that they wanted me to leave my number and call me back at their convenience. No customer love there.

Can someone recommend a mortgage company with which you have personal experience? We have stellar credit and are looking for a 10-year fixed rate non-jumbo loan.

We left SECU and went to Home Finance of America. They were great!

Took forever (2 months) but they paid the rate lock extension fees as it was their fault. Everyone is slammed right now, rates are so low and the new laws are creating a huge burden on the banks to get these mortgages done.

Not sure what the rate difference on a 10 year vs. 15 year would be, if not any different you can always just do a 15 year and make the 10 year payments.

With rates so low, mortgage companies are so busy; however, your Realtor should have someone that she deals with regularly that will get back to you within a couple of hours.

It is almost impossible to compare rates over the phone nowadays as your rate is determined by your credit score, among other things. If you get quoted a very low rate (lower than the "current" rate, you will want to ask about their closing costs, as those differ from lender to lender).

As for the SECU, it is well known that their mortgage rates are best on adjustable rate mortgages and not so good on fixed rate mortgages.

Justin Burris at SunTrust has been really great for us. He's local and he called us about 2 years into our home with a great refi rate for us. He keeps us up to date on everything! Some family members used him as well after a recommendation from our mutual realtor. Really professional guy.

Don Davidson at FM Lending Services. He was informative, available and flexible to meet with us at different times and locations. Always kept in contact and was a breeze to work with.
