Can someone tell me if there are nice communities to live in without an HOA's or without restrictions for commercial vans? I want to buy a house in a nice area of Raleigh where I can park my work van.
(It actually consists of a small number of developments built at different times with different sets of restrictive covenants - all very minimal - and no HOA other than a voluntary membership.)
it is very simple for your Realtor to perform a search for homes with no HOA.
At the same time, most HOA's have absolutely no power over, nor rules against, you parking your work vehicle, that is operated off-premise, on your property. If you're talking about a van that you'd park on the street - yes, they'll regulate against that.

Buyer chooses a n'hood without an HOA so that he can feel free to do whatever he wants (within reason, of course). A few years later, buyer decides to sell his house. However, the neighbors like to have 3 cars parked in their yard (yep, on the grass) and a car that is in need of repair (junk car) on their driveway.
Home gets lots of showings but feedback is "don't like the neighbors' cars parked on grass and driveway".
How does seller compensate for this neighbor? He lowers his price. Think about it.
Vicki, I don't have anything against HOA's, actually I think it is a "necessary evil" for what you mentioned above; my problem is that my husband drives a commercial van which he needs to park on the driveway (not on the grass). We are willing to buy a property in an HOA, as long the covenants does not ban commercial vehicles parked on driveways. Do you know of any nice community in Raleigh that even with an HOA allows commercial vans? I don't want to live in an ugly neighborhood where everything goes.

Maybe a realtor could identify a property with a garage door tall enough to accommodate his commercial van?

I see your problem. And you are right, there are covenants in n'hoods that don't allow commercial vehicles to be parked on your driveway.
Here is what I suggest you do...have your Agent pull up n'hoods that fit your other criteria...price, area, etc.
It is going to take a bit of research to find those n'hoods that have HOAs but you are allowed to park your commercial vehicle. It is going to depend on the type of vehicle you are talking about.
I had buyers who ran into a similar issue. He worked for Time Warner. He wasn't allowed to park his truck in his driveway. The n'hood he bought in had a clubhouse and pool. We got permission (in writing) that he was allowed to park in a certain space at the clubhouse!
Oak Park in Raleigh near Crabtree Mall is a good one.
