Would love your opinions regarding whether to get a mould inspection done in the process of purchacing a newish home (90's and up), built on slab or crawl space in N .Raleigh. Does it make a difference if the home is sided with masonite? Our estimated quote is +/- $400 for the inspection. Have any of you encountered problembs with mould? It seems an expensive test on a newer home. What do you think?
IF the house in on a crawl space, your Home Inspector should go under the house, as well as your Termite Inspector. As they check for any visible mold, they will also use a meter to determine if there is any moisture content in the wood. If they find mold or a high moisture content, you may then want to have someone come out to give you an estimate of having the mold removed. Don't be concerned about having the mold tested to see what type of mold it is, as the more important part is that its removed.
I recently had buyers that went through this with having mold in the crawl space and the seller ended up paying about $2,000 to rid the crawl space of mold.
I have only had (that I know of) 3-4 clients perform mold inspections in the last year. Most were because there were visible signs of mositure and problems.
One house that did have mold was ~5 years old, so age can be misleading. It depends on humidity and how the home was constructed and maintained more than anything. I think it cost about $2500 to repair and the seller got it taken care of before closing.
Waste of money. If you have mold get rid of the moisture source and the problem is solved.(no moisture and the mold goes dormant,it can be cleaned from structural members if it has a heavy buildup with bleach water)

If Masonite (hardboard siding) is taken care of and painted at regular intervals it is fine....if not, it deteriorates pretty rapidly.
