IDK...It isn't a "gritty" that has much charm.

Northeast Minneapolis has/had a cool gritty character that seems to be gentrifying out.

Wicker Park in Chicago has/had a gritty character that's being gentrified away.

They had a charm with their grit. Capital BLVD in Raleigh? I'm not a big fan.

BJ's recently got rid of their door attendants that checked your receipt on the way out and they don't have as many product sample stations open now, so they are definitely looking at cost cutting measures.

....I heard they will fill the plaza with Mattress Firms. Studies show multiple Mattress stores in the same Plaza do better then none at all.

In all seriousness I have no idea except that the Plaza has been a dud since they built it.

Most general purpose retail stores are dying. I just bought tea and maple syrup from amazon. Many choices, low cost and delivery right to my doorstep.

Agree. Half-empty suburban-style strip malls are not charming.

So Capital Blvd between I-540 and I-440 is going to turn into another version of Roxboro Rd (fron I-85 northward) in Durham?

Ha... you know I've never thought about that before, but you're so right at the similarities.

When someone mentioned half-empty strip malls, I couldn't help but think of Oxford Commons or the old Kmart Plaza. Both have also seen an increase in the amount of Pawn Shops, tattoo parlors, "urban" fashion retailers, and hole in the wall mexican restaurants.
