HI,

I’m looking for realtor recommendations for the Raleigh-Durham area. The agents that I've worked with haven’t worked out so I would appreciate DMs if you can recommend someone.

In this market, I’m looking for someone that will work with me, be quick to respond/submit offers, has experience working with out of state buyers and can be an aggressive negotiator.

I’m looking for a SFH, no HOA, and a max budget of $300k.

I am currently in Greenville but know some fantastic agents in the Raleigh area. Would love to know why the others didn't work out.

it's important that we help Buyers set reasonable expectations.

As per the Covid thread, I use a lot of data.

Using a quick search and basic criteria (Raleigh-Durham = Wake & Durham Co), SFH, $300K or less ....

There have been 2100 sales in the last 6 months. They're selling in a median 7 days.

The bad news is, when you add "No HOA" ... then there's only been 16 sales (plus 3 under contract). They do take a little longer to sell though - 11 days median. And at 102% of asking price.

there are several qualified Realtors on the local CD Board. MikeJaquish, TarheelNick, VickiR and I'm sure I've missed one or more - I know bpobill moved here a few years ago and is an agent.

My post is meant to be generally informative to everyone in the area.

I'll go ahead and assume that "No HOA" is one of the more challenging aspects of this scenario.

I suspect "aggressive" in the 300k and below bracket in the RDU area is equally challenging... not that realtors aren't aggressive... more that there are so many who are, and so few houses that meet your needs.

Also, TRUST ME... any you find in the RDU area are DEFINITELY used to dealing with out of state buyers unless they are VERY new.

Her English is not very well but understandable. And she is impeccable in all other aspects. She is very details oriented and wont any possible issue. She crawled into the crawl space to inspect the foundation. She is knowledgeable with the local market and school zone and house improvement. She never pushed. She got me the low price and lovely house.
