We're aiming to build a new home in a semi custom built subdivision and have an agent, but still would like your opinions on what aspects of new home construction are price-negotiable? We plan to add structural things to the house like a screened porch, part brick exterior, upgrade fixtures, etc.

Will builders ever negotiate on structural additions like adding a bonus/media room? What's the best strategy for negotiating on price -- giving the builder a comprehensive list of desired options and our desired price and then working backwards from the price/options? Or trying to negotiate with them only on a partial list of the bigger ticket items and non-structural aspects? Just thinking ahead to the mots effective price negotiation strategies. Thanks in advance.

Everything in life is negotiable, but it really depends. Have they reduced the base prices recently (as in the last 6 months-1 year). Are they currently offering any incentives? How have homes been selling in the neighborhood, both in the past and recently? I will tell you, that the more you plan to add, the more you could probably negoitate off the price. It would probably help to know everything you want, and then get to a price.

Definitely have everything upfront, written down, how you want it, etc. Take that list, and have your agent price out how the neighborhood is selling, looking back if there have been incentives (by this specific builder especially). Anyhow, as had been said, everything is negotiable.

Get the background on the neighborhood, most builders will work with a person on price, additional items, etc.
