I am just trying to understand (Yes I know a lot of brokers out there are snakes, i am not one of them) Why do people sign a fee agreement then before signing leases say that they don't want to pay for my services? I really don't understand because if they told me the first day we met that they wanted to "Negotiate" I would have not wasted my time. Seriously I had a client that made 300k a year and he didn't want to pay me but he LOVED the place that I found him. So I said, good luck in finding another place with someone else.

Anyway I'm sure everyone has an opinion of brokers and fees so help me understand please.

The question should be "Why do real estate agents always try to scam the public?"

This part of your question reveals why you can't understand. The perception is not just that there are a lot of brokers out there who are snakes. The perception, right or wrong,is that almost all brokers are snakes. It starts with every Tom,Dick and Harry who is in the real estate business calling themselves A BROKER when the vast majority are SALESPEOPLE or AGENTS. Imagine an army of Licensed Practical Nurses(not even RN's) calling themselves doctors.
Apartment rental agents are held in even higher contempt than actual real estate salespeople and brokers.

The perception is that real estate agents lie about almost everything, from whether there is a fee to the size of the fee to neighborhood boundaries to sq footage to neighborhood crime rates .

To most people, real estate agents are beneath contempt, the lowest of the low....lower than politicians and shyster lawyers.... so people feel completely justified in screwing them.

You would think that the real estate industry would do something to clean up it's act and try to improve it's image but it does nothing,so the stigma persists.

Surely you must have understood this when you decided to get into the real estate gig.

Bluedog pretty much nailed it on the head. It is more about "why are brokers and agents trying to scam the public." We are just reacting to you and your lack of ethics. Hopefully that helps you understand.

Lets face it, we could train chimpanzees to open apartment doors with keys. And we wouldn't have to pay them anything expect fruit.

At last the chimps would show up on time, and be able to call someone back. These guys can do neither.
