All this talk about commissions makes for an interesting discussion. It appears different areas command different commissions. In my area - large city in the Midwest the "traditional" total commission is 4.5-5.0 split between the list and buy side. I would be shocked to see 6,7,8% on a deal. The only time I see anything higher than 5%total is when it is relo and they are willing to pay more. For an buyer's agent to get 2.25-2.5% is perfectly "normal" here.

Because I own the real estate company, the commission dollar on the listing side all ends up in the same pocket. I offer selling agents 4% and I think it helps my reputation with other agents. It doesn't hurt to generate some extra interest, but all other things being equal, all my listings would sell before any other property and it just doesn't work that way.
