We are selling our house (4/4.5/3) 4K sf, no pool but large backyard with NO overlook at all in a suburb east of FTW TX... good school district, very safe area, on cul de sac...
In our price point 575k there are currently 7houses not under contract....that have similar room count in the surrounding areas and 6 are more $... the one that is under 500k is on very small lot and in a tract subdivision
We are having people come look today before house goes into MLS
If they make a full price offer what is the likelihood we give up a bidding war when we go into MLS?
Don't anticipate your bidding war before you've had a first bid.
I sold my house in a hot market just outside NYC. I got an offer of full ask on first day of listing. I accepted the very well qualified buyers. Agent asked if I wanted to wait for a bidding war - I said no. I received a fair price from good buyers. No need to continue to show home.
Some advice from the financial markets. Bulls and bears make money; pigs get slaughtered.
I would not go under contract so quick. I would want to give it to Sunday at least. Just let everyone know there is a Sunday 6 pm deadline for highest and best. This is very normal right now.
Many homes here are going 5-12% over list price. You don't want to risk leaving money on the table.
Plus many Buyers are paying many closing costs, no home warranty and other concessions. Waiting and giving a deadline could easily mean an extra $20-40k in your pocket.
BUt the homes that have closed in the last 60 days, how many have sold over the list? Your agent should have that info.
If they'll pay full price tomorrow, they'd probably still pay full price Sunday or Monday. If it were mine, I'd want it on the market to see what came in.
