Over the years I've given a lot of feedback to a lot of different folks, I'm expecting it back now.
I have a very nice 3br/1ba brick ranch with a full unfinished basement and 1 car garage.
My price is $109,900, which is on the lower end of the market for a home like this.
My problem is this. This house is in a very "community area" where most folks move to be closer to their parents/family or have grown up there. It is hard to attract a younger couple because of lack of things to do in the area and hard to get an older couple because of the steps...School has already started and the summer movers for school districts are over.
In addition to the above, the INSIDE of this house is what is going to sell it. I have been advertising with an exterior photo shot and an overlay of a really nicely remodeled kitchen. However, I still can't get calls or lookers.
This couple has had their home for sale for 8 months now with 1 looker. I know price is the first thing, but that's really not the issue here. There are very few options available to spruce up the outside of this home, but the inside is immaculate.
I need some feedback on how to get folks in. I've had two open houses and many real estate book/online features. Please help.
Josh, there are 5 reasons a home sells: Price/Terms/Condition/Marketing/Location
You can't control location, you said condition is good. Terms are things like closing cost, showing instructions, etc. If those are good that leaves marketing and price.
Coincidentally marketing and price are what create showings. If you've done the marketing you say, it leaves price. I'm sorry, but it sounds like the price needs to be lowered. Based on the info you provided it's the only conclusion I can draw. 1 showing in 8 months = 10% or more overpriced. My suggestion is get the price to 100k or less.
I don't think I can link to the direct website for our company on this site....you can go to Realtor.com though and search 1087 Jessie Lane, Church Hill, TN.
Please keep in mind, I've had the listing two weeks...I got a price reduction from $113,900 - $109,900.00
Having only been at the new price for a few weeks, maybe you will get some showings. I would lighten up the pictures, get one of the master instead of the hall. Do you have a lot of competition in your price range? Only 1 bathroom would be an issue in our area. Can you afford to update your Realtor.com account so you can add more photos?
Good luck
Hire a professional photographer. Your marketing photos aren't good. Plus, what is up with the hallway shot. If you only have 4 photos on Realtor.com, you need to hit the main areas. Reorder them in your MLS, so that the first 4 are all main rooms.
It also looks like the living room might be stark. Bring in a stager to do some accent staging. Out here it is $50 a month rental for accessories.
Splurge for a camera with a built in flash and start over, making sure never to include the ugly hallway (hint). Push for a price cut of at least $2,000 and then market the property (including a sign hanger) as "Price reduced!"
