Second house, I told the sellers I had everything for them and when could we do a walk through so I could share with them the nuances (like any house) of this house.


No interest. "We are NOT first time homeowners"


Okay.


Phone rings in February. Water coming into the basement. "Did you clean the ice out of the gutters like I mentioned needed to be done?"


"No, it's too cold on my hands".


Okay. Bye. People were such jerks.


Hint: When people offer to be generous, say thank you, I would like that. It is called being courteous, even if you don't need or want their generosity. Yes, after a couple of "generous" contacts it is time to move on, but you know what I mean.

This is why the first thing you do is go over to the house immediately and change all the locks. My parents house they bought in 1959 the previous owner took the upstairs radiator, the realtor had to replace it then sue the previous owner.

A relative bought a house with very nice appliances. The contract just said something to the effect of "stove, refrigerator, washer, dryer included in purchase". Between the last walk-through and the first time she walked into the house after closing, the appliances had been swapped out for inferior ones.


In the contract, always say "GE double door refrigerator, model ______, serial number #____", etc. AND take pictures. She didn't and couldn't prove that the appliances had been substituted.


I've heard of people taking nice chandeliers and fixtures and replacing with others at the last minute, too.

When we bought our last house nothing in the listing stated that some light fixtures wouldn't convey. When we made the offer they came back and stated they didn't convey that they would replace with the original builder grade fixtures. We played hardball as we were a cash buyer and got a $250 lighting allowance that I assume was paid for by the realtor who screwed up although the buyer should have looked at the listing and made sure it stated what they wanted to take or take it out beforehand. At the walk through their realtor kept saying "don't these look nice" I guess expecting us to relinquish the allowance. We never did replace the lights. Lesson learned by this realtor is if something like light fixtures don't convey to have them removed before any showings.

Years ago refrigerators rarely came with the house as people took them from home to home, now people don't bother unless they just purchased a really nice refrigerator. Same goes with washers and dryers. More and more are conveying with the house. Moving these items is costly if you pay and a PITA if you do your own move.

Going off topic slightly...

My mom has a set of neighbors who are complete idiots. Inventory is low here. Houses are selling in a couple of days, if not less. First they listed 40% over the highest comp. After several weeks, they made a huge price reduction down to 10% above the highest comp. They finally had an offer (after months), and they ended up being unable to agree. The sticking point? The buyers wanted their washer and dryer. It was new and they spent $1,500 on the pair. So, after months in a hot market, they let a buyer go over $1,500.

They turned down another buyer because the buyer wanted immediate occupancy. They thought that meant the buyer wanted to move in that day- the day the offer was accepted, before closing. They were asking for a 60 day rent back. I told my mom to explain it to them, but they had HER convinced that they buyers wanted to move in quite literally immediately.

They are finally under contract. Almost a year after they listed. I can't wait until it sells so I can pull up the records and see what they sold it for.

I never leave my antique chandeliers. I have stipulations in the contract. And older couple bought my last home and had a fit because they "bought it for the original chandeliers." They were not original to the building and not included. People don't read. They threatened a lawsuit and the old guy showed up at my agents office and yelled at her. But it came to nothing as it was in the contract.

Someone did leave a large box of porn hidden in the basement of a house I purchased as a rental. Some of it quite.... unusual.

They converted a bedroom into a family room and put a bar with stools and even a part of the hinged bar top could be raised to get in and out from behind the bar.
In back was the closet without the doors and it had a wine glass holder above the head at the ceiling where glasses were hung upside down.
Pretty authentic, but on a smaller scale.

He was an older chap, and one day we met before closing, I verbally asked him to leave the bar stools, which of course he didn't.

What he did leave however, were several Polaroids on top of the bar of people in his age group and older, none of which he or the bar was in, not even his best friend next door neighbor!

I kept them for a few months to see if I recognized any of the neighbors in them, but not a one, then I finally tossed them.

Within a couple of years I removed the bar and any remnants of it, took a Polaroid of the nondescript empty area and sent it to him, without a return address on the envelope!

Oh how I wish thought of that back then, as if I had his new address, I just might have!

Our second house came with a sleeping bag, pillow and some interesting adult toys in the attic space above our garage. The house was in the Phoenix area, and I can't imagine who was getting freaky up there with how hot that space gets.

Then everyone starting freaking out and low and behold the couple said they would buy us new rods. They were still in the country after all. So anyway, they did not leave anything exciting in the home after leaving. They dumped cheap used rods that were only 18 inches in length (way too short for 40 in windows) on the floor in every room. They left me filth. The house was always clean during the showings and I was shocked when I walked into the house after closing.

The kitchen sink was disgusting. I have no idea what they did to make it that dirty. Every bathroom in the house had poop in the toilet. Behind the washer and dryer were dirty underwear and socks. The dryer vent had so much lint in it, you could make a pillow. There was an inch of dust in the shape of a square in each bedroom where the beds were. I think in the month for us waiting to close they decided to be dirty little brats.
Oh boy, should have called their recruiter, and if too late their CO. Not a squared up guy.
