Very important, you would be spending a lot money out of pocket and gambling that you will get it back. This is not a market to gamble in. Get it sold as a 3 BR, and move on.

I agree with that and what their realtor suggested. Having three bedrooms in the basement and two on a main floor is just an odd layout, plus leaving that area open would let the buyers choose what they want to do with it.
