It would depend on what you owed on the property. Property taxes, if you sold it FHA, if you helped with buyer costs. Figures are needed on this sort of question.

I'm sure things very but assuming you sell a home for 130k and sell it yourself what could you expect to net?
Sorry should have provided more info. 90k is still owed which leaes 40k. Just curious what kind of fees one pays without a realtor. I would still have an attourney but any other fees?

Please check with your bank or attorney for a figure closer to accuracy than we can give you. Each state, city, town, has different fees. I have to say this, however, if you can't figure your bottom line, you shouldn't be selling a property without legal representation.
I'm sure you have a reason for not using an agent but, just so you know, this is part of what an agent can do for you. However, try googling "buyer net proceeds calculator" for a number of websites that offer help. You'll need to do some research for some of the numbers but you can find them with little effort. A title company or a real estate attorney can probably provide the info you can't easily find online.
Net sheets are part of what an agent does. Hard to predict what yours would be since we don't know customary costs are in your area and what you agreed to pay in the contract.
