Hmm. I generally don't hold them because no one shows uplol. But. IMO, the more people that come through, the more word of mouth you have going on. Also, it is amazing how many people have a preconceived idea about the house from the outside and then once inside say "oh, I didn't know it was that big! It doesn't look that big from the outside!" or "Wow..look at how this has been altered!". Those people then talk about the house with a sphere of people the seller and agent would probably not have access to.
There are pros and cons of open houses. As for crooks, well, they can see an awful lot in the pictures now on the net.
Palm, I agree. I don't like holding opens either, but will. and when I do, I always invite the neighbors... with a special invitation to them to come a little early, refreshments provided. I love the lookie lou's!! Guess what? they know people, and they (usually) love their neighborhood, and they have a stake in keeping the values up. So, if they go back and talk well of the home to their friends... word of mouth!! I love it!!
And the added bonus: If some of the neighbors show up, and only one other out of the area buyer, the house looks like it is getting action. Helps the buyer moved to sold... I have seen it happen.
My advice, if you are going to do an open house, plan it and invite the neighbors..
