Has anyone used this agency to list their house? Is it really only 2%? The agent said that it was and there was nothing in the contract to make me believe otherwise but we are thinking that other agents will not want to show our house and may even lie to the customer to persuade them toward another house that is going to pay them the normal 3% commission instead of the 1% that they will get with this deal.

I figured someone on here may have used them and has a success story or information.

We have to list with an agent because of the contract on our new house in SC or we would just pay a flat fee to list on MLS.

Default 2% Realty

I have never heard of 2% Realty, but the 2% could mean one of two things.

1) They charge 2% for their listing fee, and on top of that, you also have to pay the typical 3% buyer's agent fee for a total of 5%. The company 1% Realty operates this way. Their advertising is a little misleading because the total commission is not really 1%. That's just the amount they charge for their side.

2) They really only charge 2% total and split the commission with the buyer's agent. If this is the case, you're going to have problems getting your home sold. You're right. Buyer's agents are going to avoid your home if at all possible because they're only going to make one their normal commission on a deal.

I'd ask this company to clarify what the 2% really means.
