20-30-years is a looong way in the future to predict the value of a then 20-40(?)-year old home. The best you can probably do now is analyze where the ongoing rental rates seem to be rising. If you can make money on your short-term investment, you can always make adjustments to your investment strategy as you move along. Why try to lock yourself into a 20-30-year mindset now? (Frankly, you should be able to make a significant ROI on today's property investment anywhere over 20-30-years, but, you really don't want to buy-into a near-term loss!)
What cities would you predict would be the best cities to invest in real estate now for the highest returns in say, 20-30 years from now.....and why?
Allowing for a few particular and specific occurrences -most of which are entirely unpredictable-
the best cities to invest in real estate will be the same ones as they always have been and for
basically the same reasons they always have been.
The problem as always is the buy in cost to play at those tables.
Texas is not a good place to invest for flipping. There is miles of undeveloped land. It doens;t take much to develop more house in Texas. Look at the resale value of 2nd hand homes and you will see it doesn;t move quick. many sellers rather buy brand new since its quite affordable.
Do NOT believe the hype in TX... there are problems here, trust me. Way too many people, who had no business qualifying for anything, let alone a house, got mortgages. We are working tons of short-sales right now. People who did everything right and DID deserve mortgages are underwater b/c the foreclosures and shorts appraise against them now... and I'm in a city with a HUGE hispanic population (San Antonio), so I'm not sure why that would be a good thing.
