Currently my house is up for sale. I do not plan on building until my house is sold (property is already purchased). I will rent during the building of my new home.
I have plans for the home I wanted picked out and as mentioned before I know where it will be built. I have not secured a builder. Since I have been on this forum frequently, I am not leaning towards getting an agent for the building of my home. I have a list of potential builders I would like to interview. I assume I would want my agent there for those interviews.

My question is, what would be good questions to ask an agent for this purpose. If you have read any of my previous posts you may know I have absolutely no ability in selecting decent agents to buy property or sell a home. So, how do I find a good agent for this. I have to say my lack in ability to find great representation of a real estate agent has had me consider going alone with the builder, but I would like to start out attempting to hire one.

Are you building on your lot? I if you know what you want (floor plan) and have list of builders, you don't really need a realtor. Hire real estate attorney for all paperwork (500-1500 in our area) and that's it. Everything will be covered under contract.

We are 90% complete on building a new house on our lot (there were some restrictions regarding minimum size of the house and side garage so we you are planning to purchase a lot make sure you learn about all requirements). Our experience is different from what you have when you go to new community with model home and sales rep and buy house on builder's lot, but to this point there were not regrete we didn't hire a realtor. We are working with the builder and everything is going smooth. We were able to negotiate some things like revised closets locations, extend kitchen bar, builder let us install cables for audio and video systems so we don't have to make holes in the drywalls in the future, builder let us buy house vacuum system and charge us some very reasonable fees for installation. It's completely different experience compare to one we had before when we were building home in new community with a realtor... there were too many people to communicate with.

The best way to find a good specialist (realtor if you want one) is ask people you know and trust. Don't trust online reviews since too many agents are making up fake reviews... read zillow thread.

If you already own your lot, know what you want to build... you need a savvy real estate attorney who can lead you through these awful one-sided custom build contracts which are out there.

You may want to take a look to see if the local/state builder's association has approved new build contract forms you can take a look at so you can compare them to what the yet to be interviewed builders use.

The lot is ours. We have to pay it off, but we own it. There are building restrictions, but we are aware of those. When a builder is selected the plans have to be submitted to the HOA. I don't really think that will be an issue either. My community is pretty small. (I live in Alaska).

I guess I will look into real estate attorneys. Thanks everyone

I agree an attorney is a better resource than an agent in this case.

Actually you should find an attorney who has experience with construction contracts. It wouldn't hurt to ask an architect (pay by the hour, even look for an architect who has recently retired) to look at the drawings and specifications over. Make sure s/he understands you are only asking if there are materials that should be substituted.
