these were the people who said they were extremely motivated and to bring all offers..so I did my research and we put in an offer. I know it is business and is supposed to be unemotional..but I did feel better that they said bring all offers..so I could go a little lower Anyhow after research we put in our offer and they came down a lot but couldn't close on our date. So we went back and forth with them..they were very easy to deal with. We agreed on a selling price that we were extremely happy with and they agreed to close on our date!

Now I gotta get my buyer in line. We are offering him the three way split of 1500 dollars. My agent emailed his agent . My agent told her to forward it to him. I guess his agent is very intimidated by him, but mine is not. She is such a good agent. I can't wait to right the best testamonial for her. Anyway will I let him run away over 1500 bucks..no..I'm not dumb..I can't stand on principal forever. He has money invested now too so I don't think he will walk..Now it's about if he asks for more..than we will have a problem I think.

ahh it was a nice feeling until I just found out my radon test came back positive and I have to put in a mitigation system..the range I was give was $695 -$3500 dollars I tell you it's one thing after another with this sale. I might as well bend over because we are just losing money like crazy..and my buyer may still want more $$ ..

My father in law had a system put in his house. It cost $800. Don't let someone overcharge you for a system. It is basically a fan & some PVC pipe (I am sure there is more to it), so it shouldn't cost $3500.

Oohh, that sucks. When we sold our last house, the buyer's agent forgot to check off on the inspection form that they wanted a radon test done. So after the contract was all agreed to, the agent decided to stop by and drop off a radon test kit. I told him "sorry Charlie, no can do". He was a bit upset with me, but I held my ground. Make sure that it was stipulated in the inspection form. Otherwise, I believe you're off the hook.

Hopefully your mitigation system will be closer to the $695 range.

That stinks, but at least it can be fixed. Can you ask for a $1K credit from the sller to get it fixed?
