A Survey of a Property we have under option has a Transformer Easement 5'x4'. The Transformer Easement is located in the back of the NW corner of the garage area which has an Alley.
What is a Transformer Easement? Is it one of those above the ground sometimes green boxes that sit on the property?
Does it emit EMF Radiation? Is that harmful to health in what way?
Does a Transformer Easement have any concern with resale of the property?
Does anyone have a Transformer Easement with any concerns?
You'll see those big green boxes every 3-4 houses. Do you think all those home owners have issues with it? It's not like those boxes are every 50 houses and the one house with it is the odd-man out and gets screwed on their resale value. It's prevalent in every neighborhood, and when in an alley, has no effect on value. There is a slight effect when in the front yard.
These easements can be a real pain. I have a transformer easement on one corner. When I attempted to landscape the area the workers sprayed herbicide and killed my landscape plants. Another area a drainage pipe was too close so another easement. So if I attempted to build in that area I would have additional problems with the permits.

I highly doubt you would be able to build there anyway. Most neighborhoods have a 20-25' building line in the front and 5-15' in the back. The easements are usually at the very front or very back outside the building lines.

Yes, very common in subdivisions...front corner of a lot here and there. I wonder that yours is in the back of the garage though. Even if it is along an alley. Perhaps that's to keep them from disturbing the attractive front yard look. Is yours a new subdivision where streets are made to be walkable and one parks in back of the house?

YOu would have to read the exact language of the easement. It is allowable in many areas to landscape around a trasformer as long as you don't get too close or block access. If the power company killed a blade of grass on my property they would find themselves with a claim and then in small claims court.
They may exert a right but that does not mean they actually have it.
OP - Unless unsightly transformers have no effect on value.
I have one in my back yard. It doesn't bother me at all. We're not supposed to plant anything within 5' of the box, or along the back 5' of the yard. My dog tears up anything I plant there anyhow, so it really doesn't matter to me.
The only real concern for me is that if they needed to access it, they would cut the lock off my gate and possibly end up letting my dogs out.
