Can I ask my listing agent to base his commission on the sales price? He is qouting that my house will atleast go for x00 thousand range.

Can I say that if it goes below x, than I will pay 5% instead of 6%, but the buying agent should get the 3%.

Is it OK or a bad idea or unfair?

You can negotiate the commission however you want. As long as its agreed to before the house is listed and eventually sold

It's not unfair but, I think, a bad idea. Since you are the one who decides what selling price you ultimately accept, the only thing you will likely accomplish is disincentivizing the listing agent. Why not just plug a FSBO sign in the yard and save the entire listing side?

You can negotiate ant commission, including limited service. Yours and the agents call.
