I use this one: www.floodsmart.gov That's the official site.

You just input the address and it tells you if it's high-risk or not. Also includes the names of the nearest flood insurance agencies.

Download Google Earth. Then download the FEMA flood map overlay for google earth. Punch in your address and it will show you where all of the flood plains are with good accuracy.

Welcome to the latest bug to pester mortgage loans. Everyday, more homeowners are finding their home is now located in a flood zone since the redrawing of the FEMA maps. I want to say on my last 10 loan applications, on 8, I have had to explain why the new mortgage requires flood coverage and the older did not. Why some homes/loans are grandfathered, why some are seeing scheduled 25% premium increases and why 2nd homes and investment properties are not protected from rate increases.

Some of the best information out there is on individual county websites, especially if in high probability flood zones. The Waters-Biggert Act was approved under the radar, but is slowly waking up the real estate community.

Each locality has different release dates. Mine came out Oct 2013....New Hanover County, NC's release was 6/30/14.

Check local town or county GIS maps.
