There's a big chocolate factory (and I mean a real chocolate factory) near where I work, and the entire area smells like melted chocolate. It's awesome and I would love to live right there so my apartment would smell like chocolate whenever I open the window.

I was wondering, would this feature in general be considered a selling point?

No, the smell of chocolate would not be a selling point. It might be an air pollution point and offend many people. If it were a nasty smell like a dump, it would definitely take value away, but smelling something like chocolate or flowers would not increase values.

I think the odor of chocolate is neutral. I don't think it would scare away buyers but I don't think it would bring in premium prices, either.

As far as neighborhood factories go, that's the one to have. Something like a paper mill reduces values substantially because of the nasty foul stink.

I live in Chicago. Most people love the smell of that chocolate factory.

But it will not affect real estate prices either positively or negatively.

Smells wonderful for a few days.

Smells tolerable for a month.

Becomes a disgusting odor which makes you want to vomit after a month or two.

agree with this. It would be a serious detriment to me as a buyer. YMMV.

There are worse smells.

What's the point in fretting about it, since there's nothing you can do about the location of the plant?

Agreed. I grew up downwind from a paper plant; that didn't affect property values one way or another. They certainly didn't go up when the paper plant closed. You want a nasty smell ...
