We have a 6 month contract with our sellers agent that is set to expire shortly. Between my wife and I, the agent showed us close to 30 homes over the 6 month period.
We did not find a home that we liked and have decided to take a break from house hunting to re-evaluate our priorities for a home.
I'm not sure if it's customary or not, but we feel the agent did spend a fair amount of time showing homes to us.
I usually give a gift card. I get the $100 gift cards from Costco. I had a realtor spend 2-3 months with me and still didn't find anything. I gave up because I got crazy busy with work and simply didn't have the time. But when we were looking some we lost from being overbid in others we were accepted but fell through after inspection. Either way she was a nice lady with kids. I took time away from her I figured it's the least I could do. ( yes. Know its just part of the a being a agent deal. ) she still sends us a email with I found this ine. Interested?
Barring that . . . most agents would not expect a gift in this case, but it is a nice gesture of appreciation for their hard work. A gift card to a popular local restaurant would be nice. A nice gift basket, perhaps with a bottle of wine and some nice nibbles would also be appreciated. A gas card would be a practical gift.
Say something nice about the agent on Zillow or Trulia -- a good recommendation is golden.
And, if you plan to use them again when you re-start your house hunting, make sure that she knows that you WILL call her when you're ready to buy.

I hear stories all the time from other agents about a client who "took a break" and then stumbled randomly into an open house and ended up buying it without them after they spent a ton of time working with this client. Don't be that guy and you'll give your agent a wonderful gift.
