Just wondering for future resale value would it be better to convert the 1 car garage into a master bedroom - it currently has 2 average size bedrooms. House is 1100 sq feet and is a 1950s ranch style. Yard would not be good for expanding the physical footprint of the house.

Would the new master include a new master bath?
Also, why is the yard not good for expansion? Flood plain? Topo issues?
I don't know your market but in my area, the 3rd bedroom would be the clear winner. In your neighborhood, are there homes without garages or would yours be the only one?

Good question. Small yard and house is on far edge on one side at a dead end on the street. Property line is literally the edge of house on one side. Back yard only extends maybe 2 car lengths from house to fence. Only good, usable part of the yard is the side yard on the other side. We plan on living there for a while but got a great price on it and are wondering how to most easily improve the value. If we convert the garage we'd add a shed outside for lawn mower, tool storage
3rd bedroom and if the home only has one bath a 2nd would add the most for me as a perspective buyer. If it's too tight to make a large master bath, then put in a 3/4 bath or 1/2 bath if the home already has 2 baths.
When I was in the market for a home, I didn't see any garage conversions that were actually well done. As a buyer, I'd prefer the garage instead of a shoddy conversion job. Not saying YOU would do a shoddy job, but I haven't really ever seen a conversion that looks good.
It depends on the neighborhood. Single story homes might be attracting retirees that prefer a garage to a 3rd bedroom. Ask a local realtor.
