If one wants to look for then purchase a house in a small town or city and there are limited real estate agents is it still in your best interest to find a buyers agent that does not have as much experience or reviews as the top selling agent? The reason I ask is that in one particular area in which I will be buying at some point, there is one agent with great reviews, a stellar record, in the business for a long time, and has sold the most homes in that county, but most of the listings are hers. She's so good that she almost has a monopoly in the area.
Should one still look for a different buyers agent under those circumstances?
I'm not a fan of dual agency (and will not participate in it, except rentals), so if this agent has most of the listings, that alone would shift me to looking for another agent to represent me as a buyer
The agent you see with her name on everything probably does not have the time to spend with you looking for a place. You might spend your time playing phone tag with her, or get passed off to an assistant who actually shows houses for you.
The newer agents, may be a lot more available and give much more attention to your search Give 'em a chance! Call and talk to them, see you you like the best.

You want the best agent, probably not named her or any of her team/assistants. But they need to be qualified, that is, capable of holding their own against her. So ask them how many homes they've so,d, and how many times they've represented a buyer with her on the other side
