We are buying a house that is technically a 3 bedroom, 2 bath house. However, it's listed as a 4/2. The 4th room does not have a closet, and is straight up just an office. It share's a bathroom with the Master - they're all connected on one side of the house.
The current appraisal on file has it listed as a 4/2, and we just got our appraisal back for the purchase/loan, and it also lists it as a 4/2.
I guess what I'm concerned about is when we go to sell it, the appraisal then may just see it as a 3/2, and then would be worth less.
Am I worrying about nothing? The comps compared it to other 9 room homes, which is what ours is, and similar square feet.
You don't need a closet to call a room a bedroom. Many rooms a hundred years ago did not have closets. They had wardrobes where they stored their clothes.
The answer will depend more on the perception of room size and suitability as a 4th bedroom by potential buyers, than on what the appraiser says. If you are looking at the room as more of a small office or other, than a 4th bedroom, it is likely others will see it the same way. Likewise, if sharing a bathroom with the master or needing to add a closet to make it feel like a bedroom is an obstacle for you, it will be for others as well.
Simply put, people may LOOK at houses based on what the listing or other paperwork says, but they BUY houses based on the house itself.

Check what the township has it listed as in the online tax assessors office.
As long as you can get out of the room into another room that is not another bedroom or bathroom and it has a window and is over a certain size like 7X10 it can be a bedroom even without a closet. If it doesn't meet these things but the property assessor calls it a bedroom it may be grandfathered in.

Exactly. As I recall, a bedroom can be called a bedroom if it's a certain size and has more than one means of egress. But it depends on the state.
You need to check with your local town or county to see how they define a bedroom. These definitions vary for different municipalities across the country.
