That's a whole different ballgame. He needs to talk to his attorney. She can't sell without his signature and approval unless a judge orders it sold.
His attorney is aware. We're just trying to figure out if she actually listed it or not. (and a judge hasn't ordered it. Yet, anyway. I'm assuming that will be the final result, but right now she has "gone rogue.")
Around here they have 2 MLS (best choice and century 21) sites they hit the day the contract to list is signed, before caravan and showings start. Typically they sell the first day of showings at the earliest and its 3-4 days between hitting the websites and before caravan and showings so in my town they can be seen way ahead of time.
The MLS websites for my town... I give em credit for providing these they came in handy for me... Once or twice they tried watering these sites down and I whined and they were back to normal a week later. If I can't see disclosure agreement on listing I'm not buying.
Drive the neighborhoods in which you have interest and look for the "Coming Soon" signs.
"Coming Soon" is an agent-to-agent MLS function. Hook up with an agent who will send them to you.
If you are dead set on not using an agent, register on a VOW where you can see the "Coming Soon" stuff.
