Sometimes it helps to let people know there WILL be bumps in the road.

Oh, yes, there will, and I always tell my clients this very early in the game, when they're interviewing me, in fact, whether they be seller or buyer. I tell them my goal, and my job, is to look ahead and TRY to see the bumps in the road and figure out possible ways around, over, under, or through them before we get to them so that by the time we do, they'll be relatively smoothed out. Just knowing that there will be bumps goes a long way towards avoiding panic when they inevitably occur.

Good point about the title company. They do exactly what the contract tells them to do and can't legally do otherwise. A good, experienced title officer, however, will bring something to the attention of both agents if it looks like there might be a problem developing; communication among all parties is key here.

I don't understand your post at all. Are you saying that you need to talk inspectors, lenders, and title companies into doing their job or you need to talk them into to doing things they aren't supposed to do?

Yeah, that one's throwing me, as well. I've never had to sweet talk anyone into doing their job, especially inspectors, and it would never occur to me to try to talk them into doing things they aren't supposed to do.
