My best friend is selling her house and she had a showing Saturday afternoon. The feedback she got was good, house is beautiful, nice landscaping, love the decks, etc. The Buyers agent told her agent that her clients wanted to know who the builder was for her house. My friend was confused by this and didn't know why they would want to know that. I told her that they probably want to know to make sure the house was built by a good company. Am I right? What other reason would a person want to know that? Her house is a custom home and not just any old cookie cutter. Do you all think it could be a good thing that they want to know who the builder was?

THANKS!!! Oh, and Happy Cinco De Mayo!

That is almost certainly the reason they want to know. There are good builders & poor builders. If the builder is important to them, it's likely they have some interest in the house.
Of course, less likely but possible is that they like the house in general, but want to see if the builder has built something else they can look at. Or perhaps will build a new one for them.

Odds are, though, that they want to check to be sure the house was built by a good respected builder.

Thanks so much for the reply Bill. It's a good thing her house was built by the most popular and respected custom home builder in her area!

As a buyer, this is why I ask. I usually ask this if it's a newer home and the kinks haven't been worked out yet, so I want to know it was built by a reputable company. Sounds like good news to me for your friend. If it's fairly new and still under warranty, she should definitely let the buyers know too.

I think the same but they have to realize that in every area builders have different constrution managers and even the best builders can have building issues if they have a bad construction manager and the other way around.
I live in a KB Home which doesn't have the best reputation but I would buy a home from them again since I have no issues what so ever. I had a property from a well respected builder who had a very bad construction manager and in that community many people have many issues, although the builders name is a good name.

bb- you hit the nail on the head. But that will never satisfy the majority of buyers. Word of mouth sells (or not sells/ whatever the case may be).

* a bad construction manager is nothing more than a fire extinguisher- putting out fires that resemble profit loss. Which generally means cutting corners and screwing over the customer.

I know but to me a builder with a "good" name doesn't seems to important after my own experience. For the most important items people need a home inspector but you can look and see a lot your self. Just start by closing and opening some doors and windows and sometimes you can see how bad they open and close. If that is un noticed by the builder, can you imagine the rest?
