Has anyone in CA sold a home "FSBO"? If anyone has, you had an attorney to process the paperwork, right? I'm curious how it works, because we may be selling our home next year that way. Home prices are so low out here, I'd like to save some money. Thanks.

There are some flat fee listing companies that can get your home on the MLS. It's up to you whether you'd like to offer a commission to real estate agents who can procure a willing and able buyer. Good luck and remember, everything is negotiable!

Do you already have a buyer lined up, or were you just planning on listing/advertising yourself? If you've already got a buyer, you could try talking to a title company to see if they can walk you through the paperwork, or you could contact a real estate agent to see if they would do all the paperwork for you for a reduced rate since they wouldn't have to advertise or anything. Just some ideas.

EDIT: LOL, just realized the OP is 2 years old. Oh well.

Even more recordings and stuff is required at a sale, in coordination with title co, to ensure no sellers sells to 2 parties and no borrow loans multiple properties simultaneously to escape credit limits etc

Lawyers have costed me about $800 per closing in NY. Yet, a closing I had in VA, the title co & lender(if any) take care of it.

Cali does allow close without lawyer. It's good to know at least one part has a lawyer. Then again, it can be the disadvantage if you're the party without one, because you would then need to know about all practical areas of closing. If there's a dispute, one must know the law. Ie, about Fixtures vs Personal Property.

The worst thing is to have a closing or deal called off because the seller (or buyer) did not know the law, regarding property transfer, thoroughly and said or asked for, something that threatened or even defaulted the contract.
