Typing with thumbs so I apologize.
Looked at 100+ homes online. Toured about 25 houses over three visits. Narrowed to four....then three....now two for a backup.
Offer is based on comps but that's still 9% below asking. Renting is still plan C.
Won't find out till I am back stateside this weekend but will follow up then.

Wishing you the best of luck!. I very happy to had closed my deal last week but it was an overwhelming process. It took me 3 hunting trips about 7-8 properties per day and 8 offers before I was under contract

Follow up. Rejected sellers 2nd. counter and moving on to house #2. We're happy with our choices and still very optimistic about purchasing a great house. We'll update again soon.

Thanks. Going into house #2 Monday at 10% below list. Seller motivated and in similar position I was two years ago (job relo, must sell, +50% equity). They may have more latitude than house #1.
Realtor said she wouldn't be surprised if seller #1 came back with offer to accept our original counter. I won't consider it and already crossed them off the list for good.
Will rent house on a lake for the summer if house #2 is a no-go.

Why would you cross anyone off a list for good? When we bought the house we lived in before this one the sellers had rejected our counteroffer. We continued to look for a house in the area. Two weeks later they called us back and accepted our counteroffer. I didn't have any other offers out there so why would I just cross them off.

I made a very low offer for a property and they countered very high - $2k off their listed price. I didn't want to play anymore but I told the realtor if 10 weeks goes by and I haven't found another property that the owners were free to circle back and accept my original offer. The sellers then immediately reduced their asking price by 8% I'm following their listing. Maybe I will win, maybe not. But its just business on both sides and I have had luck in the past with acceptances post-formal negotiations. As others have said, don't cut of your nose to spite your face.
