I got my lease renewal for my apartment and there is an increase in rent. Is there typically any room to neogotiate this or is it pretty much a take it or leave it deal? The reason I ask is because other residents who have renewed recently did not have a rent increase.

It can't hurt to try. All they can do is say no.

If your rent has been paid consistantly on time, utilities are paid in a timely enough manner that I haven't gotten constant shut off notices from the utility companies, you haven't called me for every light bulb that is burned out or filter that needs changed, your place isn't being excessively damaged, and neighbors haven't complained, then I would negotiate with you. ie, my definition of a "good tenant" Otherwise, it is a take it or leave it.

Is your lease running out soon, like next 1-2 months? It's winter, landlord will def negotiate.

I'm sure if you are good tenant, that she may be willing to negotiate. Is it run directly through her or a property management team as well?

What is the landlord supposed to do maintenance wise when renewing a lease?

Should be maintained throughout the tenancy, but could be a point of negotiating a renewal if the LL has been lax.
