My deadbeat tenant is gone, gone, gone, gone.

Now to repair the holes in doors, walls, dump all her stuff into a dumpster ; she left tv's, a computer, lots of clothes threwn everywhere. Broke the panel on the stove, demolished a drawer etc etc. etc

But she is gone and so is my headache. On to repairing the place and getting that for sale sign up.

Sorry and congratz! All my tenants questions are related to how much I'm allowed to improve the property. My landlord might ::gasp:: find brand new appliances, a repainted garage, and a new bike rike added.

I wish I could rent from you and give us both an easy year. Alas... it's not likely you're in the state or neighborhood I'm renting in.

Now the question is...how long had she been asking for all these repairs to be completed before she stopped paying you rent? It generally is a two-way street.

Congratulations on getting rid of the deadbeat. Maybe Koale will let them move to Hawaii with him.

Every time she asked for a repair it was done within days. I agree that generally its a two way street, but in this case, it is one way my friend.

When should a landlord repair damage to a stove that was brand new when she moved in, only to have the glass beaten out of it, or the element cracked. If the tenant breaks something, it should be up to the tenant to fix it. What kind of tenant puts holes in walls, pulls moulding off walls, puts holes in doors, leaves the place cockroach infested, leaves at least 50 bags of clothes strewn all over the house, rips the thermostats off walls, rips the door handles off the doors, refuses to replace bulbs in lights, takes off the wall plates from the switches etc etc.

Now at what stage does the landlord come in and fix all this stuff, keep the tenant in the house only to have to replace all of it again when she leaves. Oh yes, on top of that, she doesnt pay her share of rent either!!!

Please elighten me and let me know at what stage do I fix this? This is a tenant who constantly said I wasnt working with her ; oh excuse me, I didnt harass her for her share of her rent (128 per month) for 9 months.

Its going for sale. I would never be a landlord again. Afte 7 years, i am done. The previous tenant in this property was there for 3 years and did no damage when he left at all. There are some good tenants, but I cant take it anymore.

My other property has a decent tenant. But it was the third tenant there. When he moves out, or within the year I will ask him if he wants to buy it. But my goal is to be out of this business within 2 years. It is so amazing how much people can trash places.

You are not alone... there are many that called it quits and will never go back.

Years ago, I started moving out of residential and into commercial... not a bed of roses either... but, it is much different renting business to business.

Many of my colleagues say they will never own another rental with a bed...

I'm a little bummed at the moment too.

18 months ago, I agreed to make substantial alterations for my tenant to accommodate her wheel chair bound mother. The costs were not insignificant.

She just gave me notice that her Mom will be going to a home and she needs to downsize... So far there have been zero issues... just don't know how a new tenant will feel having a wheel chair accessible shower vs a bath tub and a sink in the ground floor bedroom with wider doors and wheel chair ramp.

Who knows... I may find someone that needs exactly what I have
