They've most likely been burned in the past. Their home, their rules. Move on to another listing if you don't like it.
Yep. I would never go along with it, but maybe some tenants would. However, it is possible they put that contingency in the lease and don't follow up on it. I wouldn't bet on it though.
For a start, I don't think I've ever had a tenant who will change the furnace filters and dirty filters damage the furnace and AC. So, some landlords go in every month to change the furnace filter.
However, knowing who the OP is, I suspect that the landlord is willing to compromise and still accept her family only with extra conditions. It will be set up so that OP will be easy to get out with a minimum of trouble.
OP, if you don't like it, keep applying elsewhere and move somewhere else.
I gathered that this requirement was part of the advertisement or came up in initial conversation. It's a very interesting way to screen tenants that would be considered high risk (likely all of this LL's applicants) - it's likely very effective too.
Put them on a MTM lease, collect rent in person every month, inspect exterior and interior at each rent collection.
Labor intensive as hell, but it must work for them.
Mobile home? If it is in a park, there will be park rules about how the exterior is kept. If the tenant can't be trusted to keep the exterior up, the landlord will have to check up on the tenant frequently.
If it is privately owned, no landlord wants their landscaping killed or to have junk piled up. If the tenant can't be trusted, the landlord will have to check up on the tenant frequently.
If the tenant keeps the house in good condition and the yard looking good, I suspect that the monthly inspections start to spread out and get further apart. Unless there is some sort of quirky plumbing issue that has to be watched, it would be a nuisance for the landlord to keep doing inspections.
