We have just been taking the information provided on the application as factual, what do you all do? We ask for name, address, birth date, SSN, etc. on the application which gives us everything we need to run credit and background checks, but we don't actually look at any form of identification such as a driver's license. For all we know, John Smith is really Robert Johnson, or John Smith's brother. Do you actually check their driver's license, make a copy of it, make copies of the license of everyone listed on the lease, or what?

I used to, but got lazy maybe. I get many applications online.
It is very hard to get a good numbers and IDs that would pass a solid background check, and the person's whose identity that was given to you not know about it. You would need to know the SSN, DL license number, past addresses, employer, etc.
With the SSN I do a credit check. With the rest of the information I do an employer check, a past landlord check, criminal check and income verification.
Having said that, you should absolutely get proper ID. It could still be someone else's ID.
Government issued photo ID. Driver's license, passport, military ID card, state issued non-driver ID card
For a LAPR, they show their green card.
