I would like some insight on renting out my ADU. I am all set up to put my upper level on my house for rent but I'm starting to lean more towards airbnb. Has anyone done both? My ADU would be in a very tranquil neighborhood in Tacoma, any information would be greatly appreciated.

Mostly it comes down to the zoning laws and neighborhood tolerance.
Whether you CAN operate a hotel room in that tranquil neighborhood or not.

If I lived next door I sure wouldn't want my tranquil harshed like that.

If I could airbnb my place vs. renting it out, I'd definitely go with airbnb. And, for the record, I haven't found airbnbers any more or less disturbing to the peace than renters. This is especially so in buildings with a large number of units. Airbnb provides more flexibility with the promise of a decent income. I could airbnb my place for 3-4 months and earn more than I would renting the place out for the entire year. Sadly, my condo association won't let me.
