We had talked for the last few years about retiring in New Braunfels area of TX. We bought an investment house - thought we might start there at first. I will either be retiring at the end of 2023 or 2026. DH brought up yesterday (or the day before) about what we could do with our current house. Add 2-3 raised garden boxes - and a fence between the chicken yard and to the other fence. Add screened in to our back porch. Staying here because 35 minute drive to our oldest daughter/spouse, grandkids - 2 girls. It would put us closer to the beach house we are having built 1 3/4 hrs from here. Its an investment property VRB and ARBR or whatever those are called.

Just throwing out some thoughts.

Stay closer to the beach

And you are closer to better medical care in Houston. Heck they send people from San Antonio to Houston for medical care - especially cancer treatment - knock on wood.

It sounds like you should stay where you are. You can make your home livable, and you will continue to be close to your family.

If/when you want to go to shore, you can rent someone elses' house and not have to pay the taxes and up-keep on it.

Exercise your huge equity gain on New Braunfels property(good time to sell). DO a 1031 exchange on an income property near the beach home you are building. (Deductible travel for property management tasks near your new beach home). (I would make the new beach home a FT rental and find a cheaper one for you to rent when you happen to be nearby. or... add an ADU to one of your beach properties when you can stay when you happen to be in the area.
