We continue to rent and haven't bought a house yet. I'm realizing that Stratford Hills has large properties at really affordable prices.

Is this a safe area?

Dh would need to travel a toll road which I know he's not into, but there's give and take for everything. I know he'd love being by the river.

Your thoughts are really appreciated.

I would highly recommend it. Stratford hills borders Willow Oaks Country Club, Westover Hills, and Forest Hill on the east, and Midlothan and Stony Point on the west. The river is a short walk away as well as some nice trails. The toll bridge shouldn't be an issue if you get a smart-tag.

We chose Stratford Hills when we moved here last year. So far, it has been wonderful. It's quiet, wooded - lots of wildlife, including deer and the occasional turtle! Crime is said to be low, and I have to say I haven't experienced or heard of any (knock on wood). Despite the bucolic setting, I can hop in my car and be at Stony Point in under 5 minutes for great shopping; or I can drive over to Forest Hill Ave for groceries, pizza, burgers, great Thai in the Stratford Hills shopping center, ice cream, Chinese and the various fast food options.

The one thing it doesn't have is much of anything that it's possible to walk to - but there is the river. It's so nearby, I feel like I own it.

I have neighbors on both sides who moved here from there - as long as you aren't using public schools it is great.

Very safe. Some interesting new restaurants, very convenient. Young house love is nearby, I think.

Issue is the schools, which is why housing in city is usually cheaper.

We just baught a house in Forest Hill after renting in the Fan for years. Its really a great location 'nickel" bridge dunps you right into the museum district or hop accross belvidere bridge to hit up the fan/downtown; 5 min drive to either. The tolls havnt been a huge bother, just get a smart tage like others have sugested.

The neighborhoods themselves have a really nice vibe. All our neighbors are super friendly and laid back. We also really love being able to walk to the river and the farmers market

One new bad thing has happened - green, web-hanging caterpillars! They are literally EVERYWHERE. They hang down from trees and get in my hair, they're crawling on my car, I am almost ready to take a flamethrower to my greenery to get rid of them. I am told to be patient that they will be gone in a few weeks and they're good for the birds, but boy are they gross.

We've got them too. Pretty ubiquitous in va in the spring. Annoying, but they'll be gone soon
