Hello everyone! My husband landed an amazing job in Richmond so we will be relocating from Tennessee within the next 2-3 weeks. I've been trying to research online the best places to find a rental. I'm having an extremely hard time. Our budget is 1200 a month and must have is 3+bedrooms, fenced yard and allows large dogs. I see a lot in Richmond but we would much prefer to live out of the city. Within 45mins though. Can anyone give me ideas on SAFE areas with good schools? Good schools is a must. I have 3 kids one entering 5th grade, one going to 4th and one entering Kindergarten.

It is going to be hard to hit all of your needs with that budget. 1200 for a 3 bedroom in the Richmond area is going to be hard to come by and if you do find it, it will likely leave you with a decent commute. You are most likely going to be looking at townhomes. This means less/no yard. As far as averages go, Virginia is not a cheap state to live in, overall. I did a quick Zillow search with your price range and amount of bedrooms. The only thing that I could find was two or three townhomes. One was in the 23228 area of Henrico, the other was out in Ruther Glen. There may be properties for rent in that price range near Petersburg, VA. However, that is not the best part of the metro and the schools are less than satisfactory.
