Hello everybody should I consider a hoa home over a non hoa home also any body has experience living south of the 410 highway?

I have rented in HOA and own in a non-HOA (but with small ACC) development. Having grown up rural, HOAs seem a little overbearing to me but I get why they exist when you have so many homes crammed in an acre. I would try to cruise NextDoor or Facebook groups for a particular HOA as they can run the spectrum of fairly benevolent to some that appear to be a bully pulpit for a select few.

You need to be more specific than South of 410 - it is a loop the circles the city. We typically refer to it as inside/outside on the east/west/north/south side.

If you want a house that was built recently, you'll end up with HOA.

My experience with the HOA in my neighborhood is that we pay a lot to a management company and don't get much out of it. Most of what we pay is spent on collection efforts from the people who don't pay. The HOA doesn't really have the power to enforce their rules, like the maximum number of dogs or noise issues, all they can do is send a letter which is ignored.

But I wanted a house that was built recently in a neighborhood (rather than something rural) so I ended up stuck paying 200 a year for nothing.

There are far more negatives with HOA's than there are positives, but good luck finding a home in a community without one.
Even good HOA's can turn bad in an instant if the wrong people are voted in.

If you can find non-HOA go for it. The HOA properties are little more than feeding grounds for the management companies and HOA attorneys in San Antonio.

Thanks for the reply everybody i guess one thing that concerns me is I see the vslue of houses for sale vs the houses around the neighborhood in non hoa and they are usally pretty drastic compare to a hoa area.
Also I was looking at outside 410 southside.

I live in an non-hoa neighborhood and wouldn't have it any other way. If you are buying for just a few years then I guess then I would just suck it up and deal with it but long term...heck no.

HOA's are fine for those that need a rule for everything....we purposely found our place in a subdivision WITHOUT a HOA.

The only thing relevant to you is the amount you pay when you buy plus carrying costs vs the amount you receive when you sell.

The carrying costs and risks on HOA property are going to be higher. You will have to pay assessments and potentially pay special assessments. You may get pulled into the HOA litigation vortex. You will also have to pay junk fees to the management company.

The carrying costs (beyond maintenance) will be lower on non-HOA property. No assessments. No junk fees. Plus you won't be constantly assaulted with letters proclaiming you to be "in violation" of something by a management company looking to flood the subdivision with such letters for profit.

Regardless of whether the property is HOA or non-HOA you will pay higher taxes on property that has a higher appraisal value.

There is a neighborhood w/o right behind Culebra by Less Harrison but if you continue down on Less Harrison when you get to Carson Elementary they have an HOA. You will clearly see the line between both neighborhoods. The purpose of the HOA is to prevent people for painting their houses hot pink or burnt red or have jungles on their front yard. HOA's are a pain in the ass but help keeping a pretty neigborhood.
