https://bexar.trueautomation.com/clientdb/?cid=110 It defaults to 2020, but you can change it to 2021 to see the new values.

Values keep going up and up.

Just checked mine, Appraised Value up over 10%, so Assessed Value increase is 10%.

When protesting, they work off of the Appraised Value, so you could get a reduction, but not enough to get you below a 10% increase cap.

Mine only went up about 4%, or $10,000, from last year. Not bad compared to previous years when I experienced $20,000 increases in value every year.

They're building in a no dispute raise. They've raised the LAND value by a crazy amount. Actual home values are within range. There is no way the land value on my property increased by $12k in one year. But, I know from past experience that disputing the land value is a no win. This is BCAD using BS tactics to get more tax money in a year when housing values have dropped across Texas.

Remember that the next time they want some new project or program. Everyone thinks it's "only a couple of bucks"...until the tax bill hits.

Got mine too. Up more than 10% and land is going up like crazy, despite the fact that nothing changed in my area. No revitalization, no new developments, nothing even planned.

Most Bexar County residential property owners will get a notice this week of their new valuations, and they are up an average of 6.9% despite lockdowns, shutdowns and vanishing paychecks. How can that happen?

Up 4% here. I usually fight every year. Market is so hot in my neighborhood right now, not sure I’ll have a leg to stand on. I may only last another 2 years here before I move out of state due to retirement.

What is the 10% increase cap about?

Up 2.88% from last year and only $1500 higher than what I paid for my house in December. Though to complain from where I'm at.

The old folks exemption caps certain (not all) of the line items at 10% / year increase.
